1265 Barry Ave sits in the heart of Sawtelle, a West LA neighborhood with deep Japanese American roots dating to the 1910s. Sawtelle Japantown runs along Sawtelle Boulevard between Santa Monica and Olympic Boulevards, just a few blocks west of the property, and is lined with ramen shops, yakitori spots, Japanese grocery stores, and pan-Asian restaurants including well-known names like Tsujita LA, Marugame Udon, and Tatsu Ramen.
The stretch of Santa Monica Boulevard immediately to the south and Sawtelle Boulevard to the west gives residents a walkable concentration of casual and sit-down options across Japanese, Korean, Vietnamese, Chinese, and New American cuisines. Cafe 50's Diner and Greenview Thai are both on Santa Monica Blvd under a 10-minute walk away, and the Sawtelle strip itself can easily fill an entire evening of eating.
The Expo/Bundy Metro E Line station is located at Bundy Drive and Exposition Boulevard, roughly a 15-minute walk or a short bus ride south of the property. From there, the E Line runs west to Downtown Santa Monica in about 10 minutes and east all the way through downtown Los Angeles to East LA, making car-free commuting to a wide range of destinations practical.
Multiple Big Blue Bus and Metro bus lines serve Santa Monica Boulevard and the surrounding streets, connecting directly to the UCLA campus in Westwood, reachable in roughly 10 minutes by bus or car. The Laemmle Royal independent cinema and the West LA Branch Library on Santa Monica Boulevard are both well under a 10-minute walk.
Stoner Park at 1835 Stoner Avenue is about a 10-minute walk south. The 8.65-acre facility includes baseball, soccer, and football fields, a skate plaza, a pool, and a Japanese garden designed by the local Japanese community. The Bad News Bears Field, a well-regarded neighborhood baseball diamond, sits near Sepulveda Boulevard about a 10-minute walk east.
A Target with an in-store grocery section is on Santa Monica Boulevard less than a 5-minute walk away, and a Whole Foods Market is on San Vicente Boulevard about a 10-minute walk north. The Santa Monica Kosher Market and several convenience stores are also within a few blocks on Santa Monica Boulevard.
Protected bike lanes are planned for 1.3 miles of Ohio Avenue connecting Westwood, Sawtelle, and Santa Monica, with construction expected between 2026 and 2027. The corridor is designed to link to Metro E and D Line stops, which would improve low-stress cycling options directly from the neighborhood.
The immediate Sawtelle and West LA area is a largely residential and commercial district with active foot traffic along Santa Monica and Sawtelle Boulevards. As with any urban neighborhood, renters are advised to stay situationally aware, particularly on quieter side streets at night. Check the LAPD's official crime mapping tools or the West LA Division's public resources for current advisories.
