1338 West 35th Place sits in the University Park corridor of South Los Angeles, directly adjacent to USC's main campus. The USC University Park Campus is less than a 15-minute walk east, placing residents within reach of campus libraries, the USC Village retail center, the Lyon Recreation Center on West 34th Street, and on-campus dining including Insomnia Cookies and It's Boba Time on South Vermont Avenue.
Exposition Park, roughly a 10-15 minute walk south, is one of Los Angeles's most significant cultural districts. It is home to the Natural History Museum of Los Angeles County, the California Science Center, and the California African American Museum, all clustered around the Exposition Park Rose Garden on State Drive.
The Lucas Museum of Narrative Art, founded by George Lucas and designed by MAD Architects, is scheduled to open at Exposition Park on September 22, 2026. The 300,000-square-foot building on an 11-acre site will add 35 galleries, two theaters, a cafe, and new public green spaces to an already active cultural campus less than a mile from the property.
Two Metro E Line light rail stations serve this location. The Expo Park/USC station on West Exposition Boulevard is approximately a 15-minute walk south, and the Jefferson/USC station is reachable in a similar time heading east. Both stations connect riders to Downtown Los Angeles, Culver City, and Santa Monica, with trains running every 8 minutes during peak hours on weekdays.
A Smart & Final at 3607 South Vermont Avenue is under a 10-minute walk, and a Ralphs at 2600 South Vermont Avenue and a Trader Joe's inside USC Village at 3131 South Hoover Street are reachable in about 15 minutes on foot. For dining, Himalayan House on West Jefferson Boulevard and La Barca Restaurant on South Vermont Avenue are both within a 15-minute walk, and a Dutch Bros coffee location opened near USC in late 2025.
Denker Recreation Center at 1550 West 35th Place is less than a 5-minute walk west and offers open recreational space. Exposition Park, about a mile south, provides the Rose Garden, wide lawns, and the new landscaped grounds being added around the Lucas Museum, including meadows and native tree plantings.
The immediate streets around West 35th Place sit in the historic South Los Angeles University Park area, characterized by early-20th-century residential housing alongside newer student-oriented development. The block is residential and low-density, with USC's influence felt in the mix of students, faculty, and long-established local families throughout the surrounding streets.
The property has controlled access, security cameras, and a DPS (USC Department of Public Safety) presence given its proximity to campus, which provides an added layer of oversight in the immediate area. As with any urban neighborhood, residents should stay alert at night and check the Los Angeles Police Department's official crime mapping tools and USC's DPS advisories for current safety conditions.
