1476 W 35th St sits in the Congress North area of South Los Angeles, directly adjacent to USC's campus. The neighborhood has a long history as a cultural corridor, once earning the nickname the West Coast Harlem for its early jazz scene, and today it blends student housing, long-established Latino and African American communities, and ongoing investment tied to the university.
Exposition Park is roughly a 10-minute walk south and holds the Natural History Museum, California Science Center, California African American Museum, the LA Memorial Coliseum, and BMO Stadium, home of LAFC soccer. The 160-acre park functions as a year-round civic and cultural campus.
The Lucas Museum of Narrative Art, a $1 billion MAD Architects-designed building in Exposition Park, is scheduled to open on September 22, 2026. The 300,000-square-foot museum will be surrounded by 11 acres of new public green space, adding a major new walkable destination less than a mile from the property.
The Jefferson/Halldale and Jefferson/Denker stops on the Metro E Line are about a 10-minute walk north along Jefferson Boulevard, providing direct light rail connections to downtown Los Angeles in one direction and Santa Monica in the other. The Expo/Vermont bus-and-rail stop is also within the area, linking to multiple Metro bus lines.
A Smart & Final and a Ralphs are both reachable within about a 15-minute walk, and a Food 4 Less on West Jefferson Boulevard is under 10 minutes by car. The Campus Plaza strip center on South Vermont Avenue, roughly a mile away, adds additional retail and service options.
Vermont Avenue hosts a range of everyday options including Manas Indian Cuisine, La Barca Restaurant, and Himalayan House on Jefferson Boulevard, all within a 15-minute walk or less. South LA Cafe, located near the Exposition Park museum campus, serves as a community-rooted coffee and food stop.
Denker Recreation Center at 1550 W 35th Place is less than a 5-minute walk and offers an outdoor recreation area with courts and open lawn. Richardson Family Park on South Budlong Avenue is also reachable within about 15 minutes on foot.
The property sits just outside USC's official Department of Public Safety patrol boundary in an area that is actively transitioning alongside university expansion and Exposition Park development. As in any urban neighborhood, street awareness is advisable, particularly at night; prospective renters should consult official city and LAPD sources for current crime data and advisories.
