Fifty-Two Apartments sits in Seattle's University District, a dense, mixed-use neighborhood anchored by the University of Washington. The area draws students, researchers, and professionals daily, supporting a wide range of independent restaurants, cafes, bookshops, and street-level retail along University Way NE, known locally as The Ave, about a 10-minute walk west.
The U District Link Light Rail Station at 4300 Brooklyn Ave NE is roughly a 12-minute walk southwest. From there, Sound Transit's 1 Line connects downtown Seattle in about 8 minutes and Sea-Tac Airport in under 45 minutes. Multiple King County Metro bus stops are also within a few blocks, including stops along 20th Ave NE serving routes north and south.
The University of Washington main campus is less than a mile south, reachable in about 15 minutes on foot or a few minutes by bus. The campus houses the Burke Museum of Natural History and Culture, Henry Art Gallery, Suzzallo Library, and Husky Stadium, all accessible without a car.
The neighborhood supports a wide dining corridor. Din Tai Fung, Ma'ono Fried Chicken, Portage Bay Cafe, Thai Tom, and Hey Bagel at nearby University Village are all within a 10 to 15-minute walk or short bus ride. University Village, an open-air shopping center at NE 45th St and 25th Ave NE, is about a 10-minute walk east and includes an Apple Store, Bloomingdale's, and a QFC grocery.
A Safeway at 4732 Brooklyn Ave NE is roughly a 7-minute walk west. Trader Joe's at 4555 Roosevelt Way NE and H Mart on University Way NE are both under a mile away, providing multiple options for everyday shopping without a car.
Ravenna Park, a wooded ravine park with walking trails, is about a 10-minute walk northeast along 20th Ave NE. Cowen Park connects directly to Ravenna Park and adds open lawn and playground space. The Burke-Gilman Trail, a paved multi-use path popular with cyclists and runners, runs along the south edge of campus and is accessible within a 15-minute walk.
The U District has been one of Seattle's most actively developing neighborhoods since a major upzone in 2017 allowed towers of up to 320 feet. New high-rise student housing and mixed-use buildings continue to rise along Brooklyn Ave NE and Roosevelt Way NE. The U District Partnership was also awarded $1.5 million in federal funding in January 2025 to study lidding Interstate 5 between NE 45th and NE 50th Streets, which would add housing, open space, and improved pedestrian crossings.
The U District is a well-traveled urban neighborhood with significant foot traffic from students, commuters, and University of Washington staff throughout the day. Like other active urban areas in Seattle, some public safety concerns have been noted by local organizations, and the city has made ongoing investments in the area. Prospective renters should review current advisories from the Seattle Police Department and official city sources before moving in.
